Benchwood House is located in the Rother district of East Sussex, in the small village of Guestling, between the towns of Hastings, which is 6 miles away and Rye, which is 7miles away.


It is just off the A259, a gateway to many popular local tourist destinations.

Benchwood House will be ready for the registration scheme, which should be in force in 2026. 


Benchwood House was rigorously assessed by Visit England for safety, hygiene, service, quality, and comfort, and received five star and gold awards.


Benchwood House is ideal for families, couples, solo travellers,  anyone on a workation, hikers, photographers, and adventure seekers looking to explore the East Sussex countryside and coastline.


It is in a prime position within the Rother Wine Triangle for oenophiles to sample and secure the delectable produce of local vineyards. 


It is a haven for astrophiles, and was recognised with a GREAT 4 DARK SKY WATCHERS Quality in Tourism award. 


It is not suitable for anyone with mobility issues.


Check-in is from 4:00 p.m., and check-out is by 10:00 a.m. Early check-in or late check-out may be available upon request and subject to availability. 


Benchwood House can accommodate a maximum of four guests. 


To adhere to our planning conditions and to avoid overcrowding, we cannot allow anyone who is not booked with us to stay at the property.


The minimum age is ten years old.


  

Minimum stays may vary by season but are normally between two to three days. Please check availability and booking details when making your reservation.


We are all experiencing an avalanche of price increases, so we have waived an accidental damage deposit of £200 required when booking, and refundable within 48 hours after departure.


We ask you, however, to treat Benchwood House with the same care and respect you would your own home.


And you will be liable for any damage that is not considered reasonable wear and tear. 


Unfortunately we cannot allow pets to stay.


Chris and I will meet you at the property and show you around so you can become familiarised with  the safety procedures, facilities, and technology, ensuring you have a smooth and hassle-free stay.

It provides the registered and what3words addresses, with instructions on how to get to the property. 


Benchwood House is easily accessible by car and public transport. 


Hastings Railway Station is approximately 15 minutes away, offering direct links to London and Brighton. 


Local bus routes also serve the surrounding villages and coastal towns.


For our international guests, London Gatwick Airport is the closest airport and is approximately one and half hours away.


The Channel Tunnel ‘Chunnel’ UK terminal at Folkestone is less than an hour away.


 Yes, complimentary private parking is available for our guests. 


Yes we offer complimentary EE superfast broadband and the mobile service is 4G mobile network.


It us our pleasure to provide you with refreshments to get you started on your holiday, and we will ask if any of you is a vegetarian and/or suffers from any food allergies or intolerances.


Unfortunately we cannot offer EV charging currently. 


Please check out zapmap.com for the closest Osprey Network EV Charging, at the Conqueror’s March charging point, 3.2 miles (8 minutes away) from Benchwood House.

  

The use of sockets in the property for EV charging is dangerous and strictly prohibited.

Benchwood House has been insulated to a very high standard and holds an EPC rating of B, making it exceptionally quiet and comfortable while indoors.


The property is located just off the A259 between Hastings and Rye. 


This is the only, direct, coastal route, which connects these popular destinations for holidaymakers.


So regular passing traffic can be heard, when spending time outdoors in the garden. 


This is typical for all holiday properties along this coastal stretch.


Our location offers excellent access to beaches, coastal walks, and local attractions, while providing a private and comfortable retreat away from crowded tourist hotspots.


There are six beaches close to Benchwood House. Pett Level and Winchelsea beaches are both 10 minutes away.

Our cancellation policy is outlined in our terms and conditions and are also included in the booking process. 


Yes you can have visitors and this must be agreed by us ahead of your stay.


And no children under the age of ten can be allowed to accompany adults during any visit.


You cannot host a party for a normal visit. We would be more than happy, however, to discuss the possibility of your hosting a small gathering to celebrate a milestone or major event.


We do not mean to be inflexible but are mandated by law, to make everyone who enters Benchwood House aware of the fire safety prevention notices and equipment, and the fire evacuation procedures, and we can be penalised if we breach these requirements.


Smoking and vaping are strictly prohibited inside the property but are allowed outside in the gardens.


Yes, Benchwood House will be decorated for Christmas and normally by the second week of December.


Yes, Benchwood House is a gated private property in our woodland grounds, which is about three acres including the boating pond.


Our home is within the same grounds, over 100 metres away from Benchwood House.
